Basic Property Management Program – BMP/Month/Unit

Bill payment $100 per Month
Electricity, home phone, cellular phone, property taxes, Internet, water, and any other expense specific to the unit. Includes arranging and reporting malfunctions of any of the above services provided by ICE(Power and phone company).

Bi-Weekly inspection visits included on the monthly fees.
In order to verify that all is in good condition; a bi-weekly inspection of the unit will be performed. We will determine if any repair job is necessary and, if such is the case, the owner will receive a detailed report and quotes. The inspection will also include checking the following:
Air conditioners if any, Toilets, Refrigerators, Faucets, Showers, Hot water heaters, Light bulbs, Door locks, Windows, Dishwashers if any, Ceiling fans, Washer/dryer, etc.

Repairs
In addition to the monthly fee, any needed repairs will be reported to the owner and after approval, the work (contractor) will be managed for a 15% commission charge. This commission is also charged if we need to arrange for cleaning septic system or arranging any other services related to meeting some one at the property.
All locally (Jaco) purchased items such as Gas tanks, phone units, garden materials or plants, paint, fuel, sheets, towels, pillows, bathroom appliances, etc, will have a 15% mark up; materials brought from San Jose would have a 20% mark up.

Cleaning service $60 per cleaning including cleaning supplies.
We suggest that the home should be cleaned at least once per month for the period of time when the unit is not occupied (rented) or as requested by owner or tenants. We will coordinate and inspect the cleaning. Cleaning Includes, washing dishes, washing sheets, pillows and towels; dusting spider webs; and bathrooms, sinks, etc.

Arrival Preparation $100
Prepare the unit prior to your or guest arrival, including turning on lights, water heater, air conditioning if any, fans, gas tank making sure switch is on, double checking every thing, meeting the guest to give them the keys at any time and stocking the unit with your requested items (Beer, flowers, wine, etc.)

Airport Transportation
Coordinate transfers to or from the Airport. It is a one and a half hour drive, and we provide newer air-conditioned vans with bilingual drivers.

Rent Collection if rented by owners marketing $25 plus Pay pal fees.
Rents are typically due on the first day of each month, with five days grace period. We collect the rent for you and Pay pal you the rent within three business days after the rent is received. No percentage fee is due if the owners provides their own tenants.
